What goes wrong, and what we do about it

A loan file moves only as fast as its slowest document. The borrower sends pay stubs but not the bank statements, underwriting comes back with conditions, the appraisal is late and the rate lock has a date on it. All the while the buyer's agent wants an update before the closing date. Most of a broker's day goes on asking for the same paper again and telling several people where things stand.

  • The problem

The borrower sent half the documents, and the file sits until someone notices what is missing.

    In Kompot.ai

Each application is a project with a task per document: pay stubs, tax returns, bank statements, ID. Shared by link, it shows the borrower what is still open, and a scheduled workflow reminds them about the outstanding items.

  • The problem

A rate lock is about to expire and the file is still waiting on one underwriting condition.

    In Kompot.ai

The lock expiration date is a field on the borrower and a dated task on the file. Overdue tasks show per loan officer, and a scheduled workflow notifies the officer and the processor ahead of the date.

  • The problem

The buyer's agent keeps calling to ask whether the loan is clear to close.

    In Kompot.ai

The opportunity moves through your lender stages: application, submitted, conditional approval, clear to close, funded. When the stage changes, a workflow sends the agent and the borrower a status message, so they hear it from you first.

  • The problem

A pre-approval inquiry on Saturday waits until Monday, and the buyer walks into a bank instead.

    In Kompot.ai

An inquiry from your site chat, a text or a call becomes a contact right away. The booking page lets the buyer pick a call slot with a loan officer, and the whole conversation is on the record when the officer opens it.

  • The problem

Past borrowers never hear from you again and take their next loan to someone else.

    In Kompot.ai

Closing date, loan type and the referring agent stay on the contact. A scheduled workflow creates a yearly check-in task, and an email campaign goes to a segment such as last year's first-time buyers.

How one order runs

From a pre-approval inquiry to a funded loan

  1. Inquiry and first call

The buyer writes or calls, becomes a contact and books a call with a loan officer. Purchase or refinance, price range and the referring agent go into fields.

  2. Application and documents

You open a project with the document checklist and share it with the borrower. Authorization forms and your engagement letter go out for e-signature with an audit trail.

  3. Lender stages

The opportunity moves from submitted to conditional approval to clear to close. Each underwriting condition is a task, and the lock date and the appraisal date are on the calendar.

  4. Funding and follow-up

At funding the opportunity is closed and the agent gets a thank-you message. A broker fee billed by invoice goes out with a payment link, and the closing date stays for the yearly check-in.

Where an AI employee steps in for Mortgage Brokers

  • The moment

A buyer messages on a Sunday: how do I get pre-approved and what documents do I need?

The AI employee answers from your knowledge-base article on the documents to prepare, asks whether it is a purchase or a refinance and who their agent is, creates the contact and an opportunity, and sends the link to book a call. It quotes no rates and does not say what they qualify for.

  • The moment

A borrower calls after hours asking whether their bank statements arrived.

The voice agent answers, takes the borrower's name and the question, and saves the transcript and summary on their record. A workflow creates a task for the processor to confirm the documents in the morning.

  • The moment

A borrower asks in Telegram what conditional approval means and what happens next.

The AI employee explains the stage from your knowledge-base article, looks up the open tasks in their project and lists the documents still due. Questions about rates, terms or when to lock go to the loan officer.

How digital employees work

Questions owners ask

Does Kompot.ai pull credit or price loans?
No. It does not run a credit check, quote rates or submit files to lenders — that stays in your loan origination software. Kompot.ai covers the relationship side: inquiries, the document checklist, stage updates, reminders, e-signatures and referral partners.
How do borrowers send their documents?
By the channel they already use: email, WhatsApp, Telegram or text. The message lands in their conversation log, you attach the file to the record and close the task. Decide with your compliance officer which documents you keep here.
Can borrowers and agents see the loan status without calling?
Yes. Share the borrower's project by link: they see the task list and can comment. When the opportunity changes stage, a workflow sends the borrower and the referring agent the message you wrote for that stage.
Can several loan officers and a processor work the same files?
Yes. A task has an assignee, watchers and a due date, so the processor owns the conditions and the officer watches them. Overdue tasks show per person, and a role sets which sections of the system each of them can open.
