What goes wrong, and what we do about it
A home inspection is booked in a hurry: the buyer has only days of contingency left, the agent wants a slot this week, and you are on a roof with your phone in the truck. Most of your work comes from a handful of agents, and it follows the housing market — packed in spring, thin in winter. A missed call is a lost inspection, an unsigned agreement is a liability, and an agent who stops hearing from you starts referring someone else.
The problem
You are in a crawl space when a buyer's agent calls to book, and they dial the next inspector.
In Kompot.ai
The online booking page shows your free slots, so the agent or the buyer picks a time without waiting for a call back. Missed calls are logged on the contact, and an unknown number becomes a new contact you can text from the driveway.
The problem
The pre-inspection agreement is still unsigned when you pull up to the house.
In Kompot.ai
Send the agreement from a template as soon as the inspection is booked, with the client's name, the property address and the fee merged in. The client signs on a phone by link, and the audit trail shows when.
The problem
The report is ready, the fee is not paid, and you chase the buyer between inspections.
In Kompot.ai
You send the invoice with a card payment link as soon as the inspection is booked. You see whether it is paid before you send the report, and an invoice left unpaid is flagged as overdue.
The problem
You do not know which agents sent you buyers this season and which have gone quiet.
In Kompot.ai
Each agent is a contact, and a custom field on every client names the agent who referred them. That field gives you a segment of clients per agent, and an email campaign to your agents puts your name in front of them before the spring market.
The problem
Radon, sewer scope and termite add-ons are quoted from memory and left off the invoice.
In Kompot.ai
Keep the base inspection and each add-on in the price list. Build the estimate from it, the client approves it online, and the approved estimate becomes the invoice with every add-on on it.
How one order runs
From a booking request to a delivered report
The inspection is booked
The buyer or their agent picks a slot on your booking page or calls. You create the job with the property address, the time window and the lockbox or access notes.
Agreement and payment
The pre-inspection agreement goes out for e-signature and the invoice carries a payment link. Both are on the client's record before you leave for the house.
At the property
The job on your phone has the address, the agent's number and the add-ons ordered. Photos and notes worth keeping are attached to it on the spot.
The report goes out
You attach the finished report to the job and email it to the buyer and the agent from the same conversation. A workflow sets a task to ask about a re-inspection.

- Services and add-ons
- Base inspection by home size plus radon, sewer scope, mold and pool inspections in your price list.

Where an AI employee steps in for Home Inspectors
The moment
A buyer's agent calls to book while you are on a roof.
The voice agent answers, takes the property address, the home's size and age, the contingency deadline and the add-ons wanted. The summary is saved, and a workflow creates a task so you confirm the slot between inspections.
The moment
A buyer texts asking whether the inspection covers the septic system and the pool.
The AI employee answers from your knowledge-base list of what is and is not inspected, names the add-ons you offer, and passes the question to you when the buyer asks about something unusual, such as a well or an outbuilding.
The moment
A client messages the evening before: where is the agreement and how do they pay?
The AI employee looks up their record, tells them the invoice is open and sends its payment link, confirms the time of the inspection, and creates a task for you to send the agreement again.
Questions owners ask
- Does Kompot.ai write the inspection report?
- No. You write the report in your reporting tool. Kompot.ai handles what surrounds it: the booking, the signed agreement, the invoice and payment, the conversation with the buyer and the agent, and the report file stored on the job.
- Can agents book an inspection for their buyers online?
- Yes. Share the link to your booking page: the agent or the buyer picks a free slot and it appears on your calendar, which syncs with Google Calendar. You then add the address and the add-ons to the job.
- Can I hold the report until the inspection is paid?
- The system does not lock files, but before you send anything you see the invoice status on the client's record — paid, partly paid or overdue. Clients pay by card through the link on the invoice.
- I run a multi-inspector company. Can the office schedule everyone?
- Yes. Each job has an assignee and a time window and shows on the shared calendar, so the office sees which inspector is free. Inspectors open their own jobs in a phone's browser, and a role can keep them out of invoices, reports or settings.
