CRM for Marinas

Slip holders, seasonal contracts and dockage billing in one system — and the owners still waiting for a slip kept in a pipeline, not in a notebook at the dock office.

Free forever for up to 3 users. Paid plans from $199 a month.

What goes wrong, and what we do about it

A marina sells the same slips to the same people year after year, and most of the money is decided in a few weeks of renewals. Contracts go out before the season, some come back signed, some do not, and the dockmaster learns who is not returning when the slip stays empty. Meanwhile owners who asked for a slip last summer are still waiting for a call.

  • The problem

Renewal time comes and half the seasonal slip contracts are still unsigned.

    In Kompot.ai

Send each slip agreement from a document template with the owner, boat and slip merged in. Owners sign by link, the audit trail shows who has signed, and the renewal date on the contact lets a scheduled workflow raise a task for every owner the office still has to chase.

  • The problem

Monthly dockage is invoiced by hand, slip by slip.

    In Kompot.ai

Bill slip fees as subscription invoices, monthly or yearly, each with a link for card payment. One-off charges such as a pump-out or a haul go out as a separate invoice from your price list, and late dockage is flagged as overdue so the office knows whom to call.

  • The problem

A slip opens up mid-season and nobody knows which waiting owner's boat would fit it.

    In Kompot.ai

Keep each owner asking for a slip as an opportunity in a stage of its own, with the boat's length, beam and draft as fields on the contact. When a slip frees up, go through that stage, call the first owner whose boat fits and move the deal on to the contract stage.

  • The problem

A transient boat ties up for one night and the dock office has no record of who it is.

    In Kompot.ai

Add the visiting boat as a contact from a phone on the dock: boat name, length, home port, the captain's number. The overnight invoice goes out with a payment link, and next summer the same boat is already on file when it hails you again.

  • The problem

A storm warning is issued and the office phones slip holders one at a time.

    In Kompot.ai

Send an email campaign to the segment of current slip holders: double the lines, take the canvas down. Replies come back into each owner's conversation history, so you see who has answered and who still needs a call.

How one order runs

From a slip inquiry to a signed seasonal contract

  1. An owner asks for a slip

The call or website chat message creates a contact. You note the boat's length, beam, draft and shore power needs and open an opportunity in the slip pipeline.

  2. A slip is offered

When a slip of the right size is free, you move the opportunity forward and send the seasonal rate as an estimate the owner can approve online.

  3. The contract is signed

The slip agreement is generated from a template with the owner, boat and slip number merged in. The owner signs by link and the PDF stays on their record.

  4. Dockage is billed

The season is invoiced up front or as a subscription invoice each month. The owner pays by card through the link, and a payment that comes late is flagged as overdue.

Where an AI employee steps in for Marinas

  • The moment

A boater calls after the dock office has closed, asking for a transient slip for the weekend.

The voice agent takes the boat's length, beam and draft, the arrival day and a call-back number, and tells the caller the dockmaster will confirm. A workflow creates a task from the call summary for the morning shift.

  • The moment

A slip holder messages on WhatsApp asking whether the season's dockage has been paid.

The AI employee looks up the owner's invoices and answers with what is paid and what is still open. If the owner disputes an amount, it passes the conversation to the office instead of guessing.

  • The moment

Someone asks in the website chat whether you have slips for a sailboat with a deep keel.

The AI employee answers from your knowledge base about depths and slip sizes, asks for the boat's length and draft, saves a new contact and opens an opportunity in the stage for owners waiting on a slip.

How digital employees work

Questions owners ask

Does it show a map of the docks and which slips are free?
No. There is no dock map, and Kompot.ai does not assign slips for you. The slip number is a field on the owner's record, so a table of slip holders sorted by slip shows who is where, and the dockmaster keeps deciding the layout.
Can I bill slip fees every month without creating each invoice?
Yes. Subscription invoices are issued monthly or yearly on their own, and every one has a link for paying by card through Stripe or PayPal. Part payments are recorded against the invoice, and dockage left unpaid is flagged as overdue.
How do owners sign the seasonal slip agreement?
You prepare the agreement once as a template with merge fields. Each owner receives it by email, by link or as a QR code at the dock office, signs on their own device, and the signed PDF with its audit trail is kept on their record.
How do I keep track of owners who want a slip but cannot get one yet?
Keep each as an opportunity in a pipeline stage of its own, with the boat's dimensions on the contact. It is a list you work through by hand — the system does not rank owners or offer slips for you — but nobody is left forgotten in a notebook.
